The laws and practices regarding real estate transactions vary from state to state, sometimes from locality to locality. While much of the information on this site is generic, the focus is on Citrus County, Florida.

Terms As Used On This Site

• Broker:  Florida has a number of real-estate-related license designations: one is "broker," another is "sales associate." The terms "real estate agent" and "agent," while not actual license designations, are often used. In addition, a real estate licensee might be a Realtor®, a member of the National Association of REALTORS®. For ease of reading throughout this site I refer to any real estate professional as a "broker."  
• Home:  The discussions within this site are intended for owners of non-income, single family homes. While there are common themes to any real property transaction; the sale of land, condos, townhomes, multi-family, income, and commercial properties will involve different issues. 
• Selling By Owner:   YOU are selling YOUR home. If you are unlicensed, helping someone else sell their home could be a violation of Florida statutes.   

• License:  I have been continuously licensed as a sales associate in Florida since 1986.
• Affiliations:  I maintain this site through product sales, advertising, or referral fees from real-estate-related vendors, services, and brokers; all of whom I have either personally worked with or who have an established, positive business record. All are located in or service Citrus County, Florida.
