In my section titled "8 Things To Figure Out" I describe the advantages of agreeing to work with a buyer's broker.
An option you should now seriously consider is agreeing to work with a broker who brings you a qualified buyer, and make that fact known. A recent settlement with the National Association of REALTORS has produced a major sea change in the way commissions are paid. Realtors working with buyers must now have a written agreement with them. The norm used to have all commissions come out of the seller's pocket. Now, brokers working with a buyer can have the buyer pay a commission.
Not only can this make your FSBO sale commission-free. That buyer's broker takes a lot of the do's and don'ts off your plate.
You get from sale to closing with a lot less work and risk. If this is an option for you, make it known. A broker might have the perfect, qualified buyer for your home. A "Brokers Protected" notation on your sign lets that broker know you are willing to work with them.
You are not selling a used lawn mower; you are selling your very valuable home. For Sale By Owner written on a 6-inch piece of cardboard is okay to place on adjacent streets but do not put one on your front yard. Your sign needs to be appropriately sized to not only be readily seen but conveys you are a serious seller.
Your sign needs suitable framework. Even a decent-size sign when stuck onto those thin wire stands is going to make some buyers question your seriousness; or you might be searching for your sign after a strong wind. Post installation companies are an option. Another cost-effective, industry-standard option is a sturdy iron frame.
"By Appointment Only" should be part of your For Sale By Owner Sign. In my section titled "8 Things To Figure Out" I discuss personal safety and protecting your valuables. Only allowing showings by appointment is part of that process. If not, get used to people at your front door saying they happened to be driving by and want to take a look inside.
Obviously needed if you are only showing by appointment. And how many FSBO signs have you driven by, and you can hardly make out the phone number? Your contact number needs to stand out.
Make it easy for a drive-by (or nosy neighbor) to find out about your home. And do not discount your nosy neighbors. They might know someone looking to buy in the area. Have enough info sheets but do not stuff the box. You might occasionally make changes in descriptions or terms. No need to throw out 100 flyers at a time. I prefer a box over a tube. It seems people are more likely to grab a bunch of flyers from a tube and are not always careful about how they put them back, if at all.
